POINT REYES STATION, Marin County — October 27, 2026. The redevelopment of former Coast Guard housing in Point Reyes Station has reached a significant financing milestone. Marin County announced in September that Tamalko Homes, a partnership between Eden Housing and the Community Land Trust Association of West Marin (CLAM), had secured low-income housing tax credits expected to generate approximately $27 million in private investor equity.
What is planned?
The development team proposes renovating 13 existing buildings across the 33-acre former Coast Guard property to provide 54 affordable rental homes. Plans also call for improvements to site infrastructure and resident amenities. Marin County says the new housing would serve families earning up to 60% of the county’s area median income, with some homes for households at or below 30% AMI, including designated opportunities for agricultural workers.
When could residents move in?
The county’s September 9 announcement anticipated construction beginning in January 2027 and residents moving in during 2028. These are projected milestones, not a confirmation that renovation crews have started or that homes are currently accepting tenant applications. Eligibility, unit availability and the application process must be obtained from the housing operator when officially announced.
How to understand the funding
The $27 million is an estimate of equity expected from selling competitively awarded low-income housing tax credits to investors, not a single $27 million cash grant already spent by the county. Marin County also reports previously committed land and financial support, state farmworker-housing funding and private philanthropy. These funding streams differ in their terms and should not be added without a project financing statement.
The housing need is closely tied to displaced ranch workers and long-term affordability in West Marin. The county says more than 40 households entered interim housing arrangements amid ranch closures. Permanent housing construction, operating subsidies, tenant selection and community integration will require separate reporting.
How residents can follow up
Ask the county, CLAM and Eden Housing for the development schedule, eligibility guidelines, tenant application launch, income certification rules and ongoing affordability commitments. No private service should charge a fee to guarantee a place in a project that has not opened applications.
